Vacation Rental Management · Brevard, NC

White Squirrel Realty
vs. Vacasa

You’ve probably seen Vacasa’s pitch. Before you sign anything, here’s an honest look at what national management actually delivers — and what a local Brevard team offers instead.

“We hear the same story over and over — ‘we thought with a big company we would do better.’ They really needed a local company that understands their needs. They just fell through the cracks of a big operation.”

— Isaac Allen, Owner, White Squirrel Realty

The honest comparison

What you’re actually choosing between

Vacasa is a publicly traded company managing tens of thousands of properties across North America. White Squirrel Realty is a family-owned brokerage that has called Brevard home for over 20 years. Both manage vacation rentals. What they deliver to owners and guests is a different story entirely.

What matters to ownersWhite Squirrel RealtyVacasa
Local ownership & accountability Family-owned, Brevard-based since 2015. Isaac and Janet Allen are reachable and accountable. Publicly traded corporation headquartered in Portland, OR. Local contact varies by market.
You keep your listing reviews Your Airbnb and VRBO reviews stay with your listing — your asset, not ours. Properties are listed under Vacasa’s accounts. Leave Vacasa and your review history goes with them.
In-house maintenance team Full-time, on-call maintenance staff dispatched directly from our downtown Brevard office. Relies on third-party contractors in most markets. Response times vary widely.
In-house housekeeping & laundry Same-day turnover cleaning with a 20-point checklist. Linens laundered at our own off-site facility. Cleaning is typically outsourced. Inconsistency is the most common guest complaint.
Genuine local market knowledge 20+ years managing properties in Brevard and Transylvania County. We know every neighborhood, season, and guest pattern. National platform with region-specific staff. Local knowledge is thin outside major markets.
Direct owner communication Quarterly owner meetings, a dedicated owner portal, and a team you can actually call. Owners frequently report difficulty reaching anyone beyond automated responses.
Transparent fee structure Clear, straightforward management agreements. No surprises. Management fee plus additional guest-facing fees. Total cost is often unclear until statements arrive.
Listing on major booking channels Airbnb, VRBO, Booking.com, Google, and our own direct-booking site. Broad national channel distribution.
Dynamic pricing technology Industry-leading dynamic pricing tools and a dedicated channel manager. Proprietary pricing algorithm.
Guest experience & reviews 4.9 average guest rating across thousands of stays. Every guest receives a digital area guidebook, a digital property guide, and their unique door code via text before arrival. Guest satisfaction scores have declined nationally as the company scaled. Cleaning quality is the most cited issue.
Why local management wins in Brevard

Four things a national company can’t replicate

Scale is Vacasa’s selling point. But in a market like Brevard — where guests come for a genuine mountain experience and owners want real relationships — scale is also their biggest liability.

01

Boots on the ground, every day

Our office is on North Caldwell Street in downtown Brevard. Our maintenance team, housekeepers, and management staff are here — not managing your property remotely from a call center.

02

Your reviews are your equity

Years of five-star reviews on Airbnb and VRBO are one of the most valuable assets your rental has. We manage your property under your listing — so every review you earn stays yours, forever.

03

A team that answers the phone

When something goes wrong at 10pm — and occasionally, something does — you reach a person who knows your property. Not a national helpline working off a ticket system.

04

Investment advice, not just management

We’re a licensed brokerage. Whether you’re evaluating a new purchase, considering a refinance, or thinking about expanding your portfolio, we bring 20+ years of Brevard investment knowledge to the conversation.

The hidden cost of switching to national

What owners lose when they leave

The management fee is only part of the picture. Here’s what many owners discover only after they’ve signed with a national company.

Review history

If Vacasa lists your property under their account, leaving means starting over with zero reviews — even after years of five-star stays.

Guest relationships

Repeat guests book through Vacasa’s platform. When you leave, that guest data and those relationships don’t transfer with you.

Reputation damage

Poor cleaning and slow maintenance responses generate negative reviews that follow your property. They’re difficult to overcome even after you’ve switched managers.

Actual revenue

Guest-facing fees reduce booking conversion. A lower occupancy rate at a competitive nightly rate often outperforms a higher rate that guests scroll past.

Common questions

What owners ask us most often

I’m currently with Vacasa. How difficult is it to switch?

Review your management agreement carefully — most have a termination notice period, typically 30–90 days. The more important question is whether your listings are under your account or Vacasa’s. If they’re under Vacasa’s, you’ll want a plan to migrate your listing history before you give notice. We’ve helped owners navigate this transition before and can walk you through the process.

Will I really keep my Airbnb and VRBO reviews?

Yes — as long as your listings are already under your own Airbnb and VRBO accounts, your reviews stay with your listing regardless of who manages it. We co-host your existing accounts rather than creating new ones under our brand. Your review equity is yours.

How do your fees compare to Vacasa?

We’re transparent about our pricing from the first conversation. Vacasa’s fees vary by market and are often not disclosed upfront — and guest-facing fees can reduce your net revenue further than the headline percentage suggests. We’d rather show you a real comparison with your property’s numbers than compete on a single line item. Request a free revenue analysis and we’ll model it out for you.

What makes Brevard different from other vacation rental markets?

Guests come to Brevard for a specific experience — Pisgah National Forest, the mountain bike trails, the waterfalls, the music festivals, and the authentic small-town feel of downtown. Managing a Brevard rental well means understanding the seasonality, the guest expectations, and the community context. That’s not something you learn from a national dashboard. It’s something you learn by being here for 20 years.

Do you also help with buying or selling investment properties?

Yes. White Squirrel Realty is a licensed North Carolina brokerage. We regularly help clients evaluate properties before purchase — including a full rental proforma to project realistic revenue — and we can assist with the sale of investment properties as well. Many of our management clients also worked with us as buyers first.
